Beach & Bush is a discreet hospitality and land brokerage operating across Tanzania and Zanzibar.

It is run by the team behind Ubunifu — developers and operators with over thirty years across the region's coast, islands, and bush. That is what sits behind the access and the judgement: we work in this market every day, on our own account as well as for our clients.

We have worked and operated across Tanzania's national parks, safari circuits, coastal corridors, and the islands of Zanzibar. We know the destinations not as names on a map, but as working hospitality markets: how they are reached, who goes there, what kind of product belongs there, what the operating constraints are, and where the investment logic holds.

We work with a small number of serious investors and owners at any one time. The work is confidential by default.

The judgement

Access matters. Judgement matters more.

A site, hotel, lodge, camp, island, or development parcel has to be read properly before it is introduced. The question is not only whether something is available. It is whether it is worth serious attention.

That means looking beyond the headline location or asking price. Tenure, access, infrastructure, approvals, buildability, operating potential, management requirements, market appeal, and the route to value all matter.

Beach & Bush is not a conventional agency model. We are developers and operators ourselves, and we assess opportunities through that lens.

Ubunifu gives Beach & Bush its operating base: direct experience in site acquisition, development planning, design coordination, construction oversight, hospitality positioning, and long-term asset value.

How we work

Selective by design.

We are not an open listings platform. We are not trying to show everything to everyone.

Many of the opportunities we handle are shared privately because the owner, investor, or operator does not want the asset circulated publicly.

Each conversation starts with fit: what the client is looking for, what level of capital is available, what kind of asset makes sense, and whether the opportunity should be pursued at all.

When there is alignment, information is shared in stages. Confidentiality is protected. The process stays direct.
